Our cooperative was established on

28 August 2014 and registered by a notary public on

1 September 2014 and officially began its activities after being published in page 682 of the Turkey Trade Registry Gazette No. 8646 on

4 September 2014.

In 2020, it is aimed to allocate the remaining shares, to complete the allocation of 1000 shares, to terminate new member registration and to move on to the next step as soon as possible.

 

The ARSA ÇANKAYA PROJECT is one of the main projects in Ankara, the capital of Turkey, that aims to provide high profit to its investors in short time with its planned projection size and possible return potential.

S.S. Çankaya Prestij Residential Building Cooperative based in Ankara, capital of Turkey, now realizes the ARSA ÇANKAYA investment project. With this project, it is planned to build up new and luxury living spaces on a land of about 3,000,000m2 in the Çankaya district of Ankara.

As a member and shareholder of the co-operative, you can share in the high return on investment of this project. Thus, you can have a high-yield luxury housing between 2027-2029 in return for your initial low investment.

The projected completion time of this project is 8 to 10 years as from 2019. The value of your share will significantly increase as each stage is completed.

The four stages of the project are described in detail in the next menu pages. The estimated value increase rates of your share at the end of these stages are given.

Within the scope of the resolution of general assembly, the Board of Directors started member acceptance and registration processes with an upper limit of 1000 shares.

 

As of today, about two thirds of the total number of shares targeted is allocated to the shareholders.

 

The building cooperatives in Turkey build up new living spaces by developing luxury residential projects under state supervision and within the framework of applicable laws with the purpose of meeting the need of high-quality and affordable residence.

By 2020, the goal is to complete allocations of a total of 1,000 shares by completing the remaining small number of shares, ending the registrations of the new members, and moving quickly to the next stages.

 

LAND ÇANKAYA PROJECT is one of the brand projects of the capital Ankara, which aims to provide its investors with a high income in a short time with the planned projection size and potential return potential.

The project land is located on the junction point of the exiting roads and the main roads under construction. Thanks to these roads, it will be possible to reach all parts of the city in a short period of time without getting stuck in traffic. The prices of lands are expected to significantly increase when the construction of roads is completed.

In the vicinity of the project land, the construction of the luxury residential project with 2300 villas, one of the biggest holdings in Turkey will be started soon. The value of lands located in this region is expected to significantly increase upon the completion of this project.

In the vicinity of the project land, the construction of a large pond will be completed soon. It will fill up and be one of the largest ponds in the city. The values of lands surrounding this pond are expected to significantly increase in the near future.

The project land is within walking distance of the Beynam Forrest, the largest natural forrest in the city. Any kind of social and sports activities can be made here in touch with nature. Also, it contains picnic areas and recreation areas.

According to the Turkish laws, the land owners have the right to allocate their lands to a construction company (or constructor) in return for flat to own house at agreed rates and quantities. Thus, the construction company does not necessarily purchase the construction land and reverse a financial fund for that. The cost of land is paid by the constructor to the land owner as housing at the end of project. The land to be owned in this way will be allocated to the construction company. Then, the project construction will be started after a contract will be made with the contractor company with respect to the project construction and the necessary guarantees are taken.

1,000 luxury housings, each of about 300 m2, will be delivered by the construction company to the cooperative in return for our land without paying any additional payment. The title deeds and keys of the luxury housings that are completed by the construction company and delivered to the cooperative in return for the land value will be fairly distributed to 1,000 shareholders in a random drawing under the supervision of a Notary Public.

Project Phases

The project land is located within the boundaries of the Çankaya district of Ankara, capital city of Turkey.

 

 

The maximum number of shares is limited by 1,000 shares. Two third of these shares were purchased by the shareholders. With the financial resource obtained therefrom, large lands were acquired. With the financial resource to be obtained from the transfer of the remaining shares, the land acquisition process will be completed. Then, these lands will be consolidated within the scope of applicable laws. Thus, the land size of about 3,000,000 m2 required for the realization of this project will be reached. This means that each share corresponds to a land of about 3,000 m2.

In this stage, the project land will be zoned for construction using the privileges granted by the laws to the cooperatives. That is, the “Project Land” will have “Construction Land” status and the value of your shares will significantly increase. Following the private reconstruction permits are obtained, housings, education-training institutions, social facilities, healthcare facilities, commercial buildings and qualified landscape areas can be built up in the project land.
